Unlocking Potential: A Local Retail Win at Middlefield Plaza

About the Project
Passov Group was engaged to lease space within Middlefield Plaza, a shopping center located at 15411 W High Street in Middlefield, Ohio. At the time of assignment, the property had 12,317 square feet of vacancy, including a prominent 7,200 SF space. Anchored by national tenants like Harbor Freight and Sherwin-Williams, and positioned along a well-trafficked corridor (8,450 VPD), Middlefield Plaza offered both opportunity and challenge. Our team successfully completed a lease with a major local retailer, driving momentum and strengthening the overall tenant mix.

Challenges

  • Highly restrictive exclusive listing agreement with numerous limitations
  • Blanket parking restriction linked to an existing lease that conflicted with city code
  • Coordination required among four different property owners, complicating negotiations
  • A prospective tenant unfamiliar with leasing documents, terms, and processes
  • Limited market activity in this secondary trade area

Solutions

  • Negotiated directly with the tenant to obtain a waiver of the parking restriction, clearing the path to finalize the lease
  • Unified all four property owners to achieve agreement on deal structure and terms
  • Provided clear, ongoing guidance to the local tenant, simplifying lease documents and terminology to ensure transparency and understanding
  • Secured a long-term lease with a strong local retailer, significantly improving the property’s occupancy and tenant mix

Result
Our strategic approach to resolving legal, operational, and educational barriers led to the successful lease of a major vacancy. This deal not only advanced the property toward full occupancy but also enhanced the shopping center’s appeal within the community.
