Our Columbus retail brokerage team was brought on to this project to help stabilize the property on the ground level. At first, we executed a contingent lease with a medical marijuana user for the space; however, they were not awarded the license to operate after depositing 4 months of non-refundable rent dollars. After this we brought the property back to market and within 4 months executed on the deal with an art gallery at full asking rent ($24/SF/YR NNN). The space was approx. 3,000 SF.
